Someone on Your Side of the Table

Every commercial listing already has a broker working for the landlord. Tenant representation puts a broker on your side instead, and in most lease deals the landlord pays your broker out of the same commission. So you get expert negotiation on rent, build-out, and terms, usually at no direct cost to you.

We tour options, compare the true cost of each space, and push on the terms that actually move your bottom line.

What We Negotiate

Base rent and annual escalations
Free rent and move-in concessions
Tenant improvement (TI) allowance for build-out
Lease term and renewal options
Personal guarantee and how to limit it
CAM and NNN costs, and how they are capped
Permitted use clause
Exclusive use protection from competitors

Zoning and Use Checks Before You Sign

A great space is worthless if your business cannot legally operate there. Before you sign, we verify zoning and permitted use for your specific operation. This matters most for daycare and child care, auto and skilled trades, and food and restaurant uses, where parking counts, grease traps, outdoor areas, and special use permits can make or break the location.

What to Have Ready

  • Business financials or projections if you are new
  • Personal and business credit
  • Projected headcount and parking needs
  • Square footage and layout requirements
  • Licenses and permits for your use

Leasing Questions

What is the difference between a gross lease and an NNN lease?

In a gross lease your rent is one number and the landlord covers most operating costs. In a triple net (NNN) lease you pay a base rent plus your share of taxes, insurance, and common area maintenance. NNN rents look lower on paper, so we always compare the full cost per square foot, not just the base rate.

How long of a lease should I sign?

It depends on your plans and your leverage. A shorter term gives you flexibility, a longer term can win you free rent and a bigger build-out allowance. A common path is a shorter base term with renewal options you control, so you lock in the location without locking in the risk.

What is a TI allowance?

A tenant improvement allowance is money the landlord contributes toward building out your space, usually quoted per square foot. For restaurants, daycares, and medical uses the build-out is expensive, so negotiating the TI allowance is often worth more than a lower base rent.

Can I sublease space I do not need yet?

Often yes, if the lease allows it. If you expect to grow into a space, we negotiate sublease and assignment rights upfront so you can offset rent by subleasing the extra square footage until you need it.
