How It Works

1

Tell us what you need

A short intake builds your buy box or rent box: use, size, budget, area, and timeline.

2

We search on and off market

We work active listings and our network of off-market owners and brokers to find real options.

3

We negotiate and coordinate

We negotiate terms and run due diligence: zoning, inspections, leases, and the numbers behind the deal.

4

We fund and close

We line up financing in-house and coordinate your attorney and CPA through to closing.

Two brokerages, one roof

Commercial real estate and business brokerage under one team, so a deal with real estate and a business stays coordinated.

Lending in-house

SBA, conventional, and commercial financing through Marquetta Bryant, so funding is part of the plan from day one, not an afterthought.

Grant and funding research

We research grants and funding for our clients and hand you a tracker to manage deadlines and documents.

Marquetta Bryant is a licensed Mortgage Loan Officer (NMLS #2512081). Mortgage and real estate services are provided through separate entities.

Commercial Questions

Do I need a broker to lease commercial space?

You do not have to use one, but you should. A tenant representative works for you, not the landlord, and the landlord typically pays the tenant broker's fee out of the deal. That means expert negotiation on rent, build-out, and terms at no direct cost to most tenants.

Who pays the tenant's broker?

In most commercial lease deals the landlord pays the commission, and it is split between the landlord's broker and the tenant's broker. So having your own representation usually costs you nothing out of pocket while giving you someone negotiating only for your side.

Can I buy the building my business operates in?

Yes. Buying your own building is one of the most common commercial deals we do. It turns rent into equity, can be financed with as little as 10 percent down through SBA programs in many cases, and gives you control over your location for the long term.

How much do I need down for a commercial property?

It depends on the loan. SBA 504 and SBA 7(a) financing can require as little as 10 percent down in many owner-occupied cases, while conventional commercial loans often want 20 to 30 percent. We map the right program to your deal on the funding page.

Do you help with grants?

Yes. We research grants for our commercial clients and give everyone a free grant tracker. Grants are usually smaller dollars that support a deal rather than replace financing, and we are honest about that upfront.
